Winkler Avenue corridor back in developer spotlight

Developers have turned their attention back to land near the Winkler Avenue and Colonial Boulevard intersection as vacant land is snapped up and prices climb at hot spots farther south.

Land near that intersection began drawing builders’ focus years ago, just as the housing bubble burst. A fenced and shuttered clubhouse in the middle of a planned but abandoned apartment complex north and west of the intersection serves as a recession memorial to all who drive by.

But building sites on both sides of Colonial now are overshadowing the grim reminder. More are likely on the way, said Randy Thibaut, CEO of Fort Myers-based Land Solutions.

As building has regained momentum post-recession, development fired up first in Naples, then south Lee County, then south Fort Myers along the Daniels Parkway corridor and now, as prices climb in those neighborhoods, it has again reached the Colonial corridor, Thibaut said.

A 6,000-square-foot amenity center just opened this week at the new Lindsford community in Fort Myers.

While it has all the typical clubhouse features such as a resort pool, tennis, basketball, bocce, fishing pier, fitness room, locker rooms, card and social room, catering kitchen and playground, it also has something different. Adjacent to the fitness room is a children’s play area with toys, books, games, a giant chalkboard and more. Parents can work out in on the equipment and watch their children play.

“This is something parents will use,” said Anthony Solomon, executive vice president The Ronto Group. “It is a safe place for them (children) to play while their parents work out.”

The nicest thing is that anytime I want a tee time it usually works like ‘What time would you like?’ rather than the other way around like ‘This is what I have available.’”

“We have joined several of the exercise classes,” said Barbara Lafleche. “That’s important to me. There is an aqua-cise class on Monday and a stretch-tone class on Tuesday and Thursday. A lot of the ladies have chatted about seeing if we can get a Zumba class going.”

“All of the amenities seem to be just outstanding,” added Karl Steimle. “We’re really happy with them. “They have all of the machines and weights you could possibly think of in the fitness center. The pool is a walk-in pool. The tiki bar is a wonderful additional place to enjoy a drink and a sandwich in the afternoon.”

The Ronto Group announced furnished model residences showcasing three of Naples Square’s seven Phase I floor plans will be available for viewing upon completion of the community’s first building this fall. Ronto is developing Naples Square at the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples. Naples Square’s location and walk-able lifestyle will bring a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via 3rd Avenue South.

Priced from the $600’s, Naples Square’s 1,200 to over 3,600 square feet one and two-story, two and three bedroom plus den floor plans offer 10-foot ceilings, designer kitchens, chic master bedrooms and designer flooring. The bedroom in the owner’s suite will present off-white and aqua tones accented by silk draperies and cut velvet accent pillows. The owner’s bathroom will feature snow white linen-textured tile accented with an iridescent mosaic tile also featured in the shower.

The Essex model’s urban tropical interior was designed by Renee Gaddis Interiors and offers 2,469 square feet under air. The living room, dining room, master bedroom, and a guest bedroom open to a 277 square feet balcony. The plan includes a den and an island kitchen. The owner’s suite features walk-in closets and a bath with his and her vanities, a soaking tub, glass enclosed shower, and a separate water closet. The model’s color palette includes neutral whites with splashes of navy blue, emerald green and orange. Wide plank wood flooring will add contrast throughout the living areas, study and bedrooms.

The foyer will display tongue-in-groove paneling and a nautical rope chandelier over a stone inset within the wood flooring. Walking into the huge great room, dining room and kitchen space will inspire the feeling of being welcomed into a tropical, urban vacation with an abundance of natural light.   Eight-inch x eight-inch painted beams will create a white coffered look. The great room will display a feature wall of white tongue-in-groove paneling in varying widths.

The Essex model’s kitchen will present a clean look with white shaker style cabinetry and oversized hardware. White tongue-in-groove paneling will form the backsplash, while the island and perimeter countertops will be Pompeii quartz with the look of Calcutta marble.

The walls in the owner’s suite bedroom will include white trim detailing to add texture while more extensive detailing on the headboard wall will add emphasis. The owner’s bathroom will feature white shaker style cabinetry with quartz countertops and 24” x 24” porcelain tile flooring.

SARASOTA – Downtown Sarasota’s construction boom will continue well into 2015, the result of newly unveiled plans that include another luxury condominium tower and the first new office building in eight years.

In the larger of the two developments, the Ronto Group of Naples plans to build an 18-story condo tower between Gulf Stream and South Palm avenues, investing at least $20 million to compete in an increasingly crowded market for new residential units.

Veteran local developer Mark Kauffman, meanwhile, is preparing to construct a $4.7 million, four-story office building called Centerplex at Ringling Boulevard and Golf Street.

For Kauffman, whose properties include Courthouse Centre and the Hollywood 20/Main Plaza complex downtown, the offices become the latest in a series of new projects in or around downtown.

He already is building Payne Park Plaza, a $1.5 million office and retail development on South Washington Boulevard, near Morrill Street.

The three projects join a post-recession resurgence in downtown construction, with condos, hotels and retail space sprouting from the business district to the bayfront.

Ronto Group plans 17 units on a one-third-acre site called Echelon on Palm, executive vice president and co-owner Anthony Solomon said Tuesday.

While a number of new condos are coming online downtown and on nearby barrier islands, Solomon says demand is sufficient for more.

“The economy is doing a lot better,” he said. “People are looking for new design and new product, and it’s a good time to launch something.”

The company has purchased a parcel at 624 S. Palm, site of the La Palme Royale bed-and-breakfast, and in March will acquire another parcel at 621 Gulf Stream Ave.

Ronto pumps $27 million into Oil Well properties

The Naples-based Ronto Group has purchased two communities on Oil Well Road in Collier County for $27 million and plans to retool them as an economical alternative to the sky-high home prices in most other projects in the county.

Ronto, through subsidiaries, bought Orange Blossom Ranch and Orange Blossom Groves, which have 78 fully developed lots, and 120.6 acres of residential zoned land, according to Randy Thibaut, CEO of Land Solutions Inc., which co-brokered the purchases.

“Our general concept is to fix up what’s there, add to the current amenity package, probably landscaping for the entry,” said Anthony Solomon, executive vice president of Ronto.

“We see that (Immokalee Road corridor) as the growth corridor for Collier County,” he said. “That’ll be in the more affordable range for Collier County” for both primary residences and vacation homes.

For example, Solomon said, for a three-bedroom, two-bath single-family home on a 50-foot lot, “the low $300,000s would be our goal.”

David Cobb, regional director in the Naples-Fort Myers area for housing data provider Metrostudy, which tracks pricing and new-home construction in subdivisions, said that with most new homes in Collier going for $400,000 and up these days, less expensive inventory would be snapped up.

“I’d expect they’d have that demand to themselves.”

Thibaut said Ronto’s project could provide a rare opportunity for the less affluent in Naples to avoid having to commute to their jobs from Lehigh Acres or Immokalee.

There aren’t many large tracts of land left in Collier to use for housing, he said. “The big parcels have basically been spoken for in the North Naples market.”

Now, Thibaut said, “This is an opportunity for there to be entry-level and first-move-up buyers in this Naples community. It’s a niche deal because there’s hardly anything out there on the Immokalee Road corridor but $400,000 and up.”

Solomon said Ronto does not itself build houses, but he expects within a few months to start discussions with builders. “We are not home builders, so we’ll sell lots to home builders.”

Ronto is in the right place at the right time, he said. “We love northeast Collier — that’s where the county needs to grow.”

Naples Square announced it is in the final stages of permitting that will allow The Ronto Group to initiate infrastructure and site work at the community being built by the award winning developer on the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples. Naples Square’s walkable lifestyle will bring a sense of cohesion to downtown by connecting Fifth Avenue to Bayfront with access on 10th Street via Third Avenue South.

Designed by Matthew Kragh, AIA, owner of MHK Architecture & Planning, Naples Square’s seven floor plans range from over 1,200 to just under 3,000 square feet and are priced from the $500’s. The light-filled, one and two story, two and three bedroom plus den plans feature open-concept living areas with open-air terraces and include 10’ ceilings, designer kitchens, chic master bedrooms and designer flooring throughout. Controlled access covered parking is also included.

Earlier this month, Ronto announced its Preliminary Plat Petition that includes approximately 11.52 acres representing the residential component of the Naples Square Planned Development had been approved by the Naples City Council on May 21. The Preliminary Plat approval allows the commencement of infrastructure development pending approval of other necessary permits. The Preliminary Plat approval also allows Ronto to proceed with final permitting for construction of Naples Square’s first building that will include 73 residences. Ronto anticipates beginning site work within 30 days after the final infrastructure related permit is approved. Vertical construction is expected to begin this summer and construction of the first building is expected to be completed in the fall of 2015.

Ronto announced it had submitted construction plans and other documents to the Building Department of the city of Naples for the building permit for Naples Square I in mid-March. To ensure the permitting process moved as expeditiously as possible, and at the recommendation of the city of Naples and the project architect, Ronto engaged the services of a private provider to review the plans and perform inspections during construction. The involvement of the private provider was designed to lessen the burden on City staff and to ensure a smoother and faster permitting and inspection process. Ronto engaged the services of Elite Consulting of Southwest Florida, a provider approved by the city of Naples.

Ronto and Elite Consulting reviewed the Naples Square I plans in detail before submittal to identify any additional information that might be useful and beneficial during the City’s review. Elite Consulting provided formal plan review services that are normally performed by City staff, thereby removing a significant portion of the plan review burden. Additional services provided by Elite on Ronto’s behalf include the coordination of information required by the various agencies involved in the permit application approval process, including the fire department, health department, zoning department and planning department. Once construction commences, Elite will perform electrical, mechanical, and plumbing building inspections that would normally be performed by the City’s building inspectors.

With the permitting process nearing completion ahead of schedule, over 50% of the reservations for residences at Naples Square have been converted to sales contacts and the reservation-to-sales contract process is continuing. The community will make its Finishing Touches Program available to homeowners in conjunction with the start of construction. The Finishing Touches Program is designed to assist homeowners with finish selections in a facility located immediately west of the Naples Square Sales Gallery at 100 South Goodlette-Frank Road in downtown Naples. The design of the facility, called the Finishing Touches Gallery, is consistent with Naples Square’s clean-lined look. Homeowners are invited to meet with Naples Square’s Finishing Touches Program Coordinator at the Gallery to select finishes for their new home’s flooring, cabinetry, countertops, door hardware, plumbing fixtures, and paint colors. At the same time, they have an opportunity to customize their home’s lighting fixtures and to add any nonstructural elements they desire. The homeowner’s interior designer is welcomed to join in the process.

Naples Square’s standard finishes have been specified by Renee Gaddis Interiors and offer an unprecedented value. Standard details include porcelain tile flooring in the living areas, kitchens and baths in sizes up to 24” x 24”, 8-foot solid core interior doors, 8-foot exterior and sliding glass doors, contemporary, lever-style door hardware, 8-inch clean-lined baseboards, 7-inch crown molding per plan, ventilated wood shelving in the bedroom, linen and pantry closets, and separate laundry rooms with a Whirlpool Duet front load washer and dryer and a utility sink in most plans. $15.9 million land sale clears way to expedite projects in northeast Collier

NAPLES — Two partially developed communities off Oil Well Road northeast of Naples have sold for a combined $15.9 million, with a new developer ready to step in to move the projects forward.

The price represents a nearly 300 percent increase from when both tracts sold two years ago for $4 million, according to real estate reports.

The sale of Orange Blossom Ranch and Orange Blossom Groves was handled by Fort Myers-based Land Solutions. The two communities have a combined 120 acres with 78 fully developed lots and 68 partially developed lots.

The two communities are near Corkscrew elementary and middle schools, and Palmetto High School.

The buyer is RP Orange Blossom Owner LLC, and The Ronto Group, of Naples, is a partner. The sellers were five investment groups. The deal closed Friday.

The huge jump in the sales price from two years ago isn’t a surprise to local industry experts.

“That’s really a reflection of the change in value led by five or six factors,” said Pat Pitocchi, president of the Naples Area Board of Realtors. “It’s the total economy, the total economy in the state and Southwest Florida. And in that particular area, development has been percolating onward.”

Randy Thibaut, of Land Solutions, who brokered the sale, couldn’t be reached for comment. He also handled the 2012 deal when the communities sold for more than $4 million. The seller at that time was Pulte Homes, which began developing the properties in 2006.

Doug Meschko, with Land Solutions, said the two communities are about 20 percent built out; they attract families and retirees.

Homes in Orange Blossom Ranch are priced from $219,000 to $329,000, with square footage from 1,677 to 3,357. Homes in Orange Blossom Groves are marketed in the mid-$200,000s.

Anthony Solomon, executive vice president of Ronto, said plans call for improving and stabilizing the communities.

“We are going to put some capital in to fix things up, perhaps some new amenities and definitely improve the landscaping,” he said.

There is no retail development in the area to provide residents access to a supermarket and similar services, but he is optimistic that will change.

Ronto doesn’t own any commercially zoned land in the immediate area.

“We are hopeful,” Solomon said. “We certainly think the demographic is there. The area is growing at a pretty good pace.”

Pitocchi, of NABOR, said the Oil Well Road area didn’t exist 20 years ago in terms of development, but today there is a steady increase in projects.

“We are all smiling when we see those figures,” Pitocchi said, referring to the sale price. “When they go the other way, we all get anxious.”
